Trailer parking
Space on the property to keep your trailer, included with board.
A long, well-ventilated barn with a covered walkway running its full length — so tacking up in the rain is not a problem. Wide concrete aisles, good lighting, and a door at each end for airflow in August.
The reason most people board here. Sand footing, dragged on a regular schedule, under an open timber roof with clerestory light down both sides. Big enough to work properly, lit for evenings, and never closed for a lesson programme.
A large sand arena sits right beside the barn, fenced in white three-rail with pasture and treeline on every side. Lit for evening riding, with a round pen nearby for groundwork and young horses.
TBD number of acres of pasture and paddock, divided into TBD a number of fenced turnout areas so groups stay small and settled. Run-in shelters and automatic water in the larger fields.

Enclosed storage kept stocked, so we never run short in a bad winter.
Farm tracks and open ground to hack out on when you want a break from the ring.
Come walk the barn and see the footing for yourself.
